Direct lends on land, rehabs, and new construction - pretty much any scenario where the funds can be collateralized by real estate and used for business/investment purposes (we do not fund owner-occupied residential projects). We look for ways to make difficult transactions work, while at the same time making good sound loans.

We are different from the average hard money lender in that we are not merely asset based. We don’t have a minimum credit score, but good credit (or a cosigner) is required.

We look for borrowers that are able to have cash and/or collateral in the transaction, and for projects that will make sense for the borrower. We consider the whole picture without arbitrary restrictions. Our decision to lend is based on:

  • The credit worthiness/financial strength of a borrower

  • The real estate/construction experience of the borrower

  • The LTV/ARV of a specific transaction
